EvenPath LLC is a real estate investment company based in Tucson, Arizona. We purchase residential properties directly from homeowners using cash or investor capital. We are NOT a licensed real estate brokerage. We operate as a principal buyer, purchasing properties for our own account or for our network of investors.
How We Make Money
We purchase properties below retail market value. After purchasing, we may renovate and resell the property, hold it as a rental, or assign the purchase contract to another investor. The difference between our purchase price and the eventual sale price, minus renovation and holding costs, is our profit.
This means our cash offer to you will be below what the home might sell for on the open market with a licensed real estate agent. We are transparent about this because we want you to make an informed decision.
Your Options
EvenPath offers two paths:
- Path A: Cash Offer. We buy your property directly for cash, as-is, with no commissions or closing costs to you. This path prioritizes speed and convenience. The offer price will be below full market value.
- Path B: Traditional Market Sale. If we believe you may get significantly more on the open market, we will tell you. We can refer you to a licensed real estate agent who can represent you on the MLS for maximum exposure. Standard agent commissions and closing costs apply with this path.
You are never obligated to accept either option. We encourage you to compare our cash offer with a Comparative Market Analysis (CMA) from a licensed agent before making a decision.
Affiliated Business Arrangement Disclosure
EvenPath has a business relationship with a licensed real estate advisor who assists with the traditional market sale path (Path B). When we refer you to this agent, you should be aware of the following:
- This referral is to a business partner with whom EvenPath has an ongoing relationship
- You are NOT required to use this agent. You are free to select any licensed real estate agent of your choosing
- If you choose to use the referred agent, standard real estate commissions and closing costs will apply
- Your decision to use or not use the referred agent will NOT affect EvenPath's willingness to provide you with a cash offer
Cash Offer Disclosure
Our cash offers are based on:
- Current condition of the property (we buy as-is)
- Recent comparable sales in the area
- Estimated repair and renovation costs
- Current local market conditions
- Our target return on investment
Cash offers are typically 60-85% of after-repair retail value, depending on the property's condition and required repairs. We will explain how we arrived at our number so you can evaluate it with full information.
Property Access
To provide the most accurate cash offer, we or our partners may need to view the property. This could include a walkthrough by our team, an investor partner, or a contractor to assess condition and repair needs. We will always schedule this at your convenience and with your permission.

Contract Assignment Disclosure
EvenPath LLC may enter into purchase agreements with the intent to assign such agreements to a third-party buyer or investor prior to closing. EvenPath may earn a profit from the assignment of the contract. The assignment fee or profit earned by EvenPath will not increase your closing costs or reduce your purchase price. Any assignment rights will be clearly stated in the purchase agreement you sign.
Wire Fraud Warning
IMPORTANT: Real estate transactions are targets for wire fraud. Before wiring any funds, ALWAYS verify wiring instructions by calling a known, trusted phone number for the title company or closing agent. Do NOT rely on wire instructions received by email alone, as email accounts can be compromised. EvenPath will never ask you to wire money. If you receive any communication requesting a wire transfer related to an EvenPath transaction, contact us immediately at (520) 261-1339 and report it to the FBI's Internet Crime Complaint Center at ic3.gov.
