Tempe is one of the most uneven markets in the Valley because owner occupants, students, landlords, and small investors all overlap here. A condo near ASU, a ranch home in South Tempe, and a rental near Apache Boulevard can attract very different buyers. Citywide values are often healthy because of location, but the exact neighborhood changes everything. Homes near Tempe Town Lake, Downtown Tempe, and the university can carry a different premium than older tracts west of McClintock or larger homes in the Warner Ranch and Kyrene corridor.
That mixed buyer pool can help clean properties sell, but it also means distressed homes get compared from multiple angles. A house that needs real work may not appeal to the retail family buyer or the investor at the same number.
