Phoenix is one of the broadest housing markets in the Southwest, so no single number explains it. Many sellers use a rough metro median in the mid-$400,000s as a starting point, but that does not tell you much about a specific property. A house in Arcadia Lite, North Central, Maryvale, Ahwatukee, or Laveen is competing in a completely different buyer pool. Entry-level neighborhoods can still move fast when a house is priced right. Higher-end and highly improved homes may take longer because buyers have more choices and higher standards.
Phoenix also changes block by block. Busy street exposure, lot size, pool condition, and school boundaries can all matter more than a citywide average. The right pricing strategy depends on the exact submarket.
